General Steps and Process of Transfer of Property Step 1. The buyer should be agreed on rates. Step 2. During the time of acceptance of token money (Generally 10% of total property value), All terms and conditions. All payments are mentioned clearly. The property buyer handed over token money. Step 3. All receipts of the payments are handed over to buyer immediately Step 4. At the time of clearance of 10% or during the time of token money (The agreement to Sale is signed) Step 5. All payments to be cleared by buyer during specified period of time. Step 6. Transfer of Property is done at the time of clearance of all payments.
Few things Buyer/ Seller should know or clarify before Transfer of Property 1. The figures of the Payments to be made should be documented before token. 2. The time and date by which the payments to be made should be clearly documented before the token. 3. Buyer should be aware of Transfer Charger in case of Builder’s Property 4. List of documents buyer will get should be documented before token. 5. Terms and conditioned should be clarified in case of any cancellation of deal. 6. Buyer should disclose if he going for a loan against property
Home Loan on Re-Sale of Property 1. Buyer should clarify if he is going for a loan against property Or a home loan. 2. Buyer should check if home loan/ property loan is available on the property he is willing to buy. 3. Buyer should check whether his bank is giving loan in Resale of property. There were cases where some of the banks don’t give loan in resale. 4. Buyer should know that not every bank gives loan on the basis of Agreement of Sale or on 10% payments. 5. In case of flats Maximum 80—85% loan is given while on plots maximum 70% loan is given. 6. Buyers should check that some of the banks give loan only on first endorsement (Not on second or third endorsement)

Home Loan Procedure: The process for Home Loan in Ready to move & Under Construction Property is slightly different. Most of the process steps and procedures are almost same like other builders but there are few steps which are different in case of Supertech Noida. We are mentioning here the steps and process of Property Transfer and Loan Transfer.
Home Loan/ Property Transfer Procedure: Step 1. Buyer to Give a token amount to fix the property, the Rate, Price, details & Time of payments are fixed. Step 2. Agreement to Sale (Minimum 10% amount is paid by buyer) Step 3. Payments done by Party in specified time. In case of Bank Involvement, the payments are done by Bank’s lawyer at the time of transfer
What all documents Bank require for disburshment of loan on Property? 1. Agreement to Sale 2. No Objection Certificate from builder 3. No Dues Certificate from Builder 4. Transferring Permission 5. Statement of Accounts 6. Bank Attest Signatures by Buyer & Seller 7. KYC Form (Buyer/ Seller) 8. No Objection Certificate by co-applicant seller (On 100 Rupees Stamp Paper by co-applicant in case the property is on joint account) 9. Self attested Photo Copy of Allotment Letter by buyer. 10. Self attested Photo Copy of Payment Receipts by buyer. [Fyi, Bank will collect all orginal documents from builder]
What all documents Bank require for approval of loan on Individual Profile? 1. Bank Statement - Last 6 months 2. Last two years IT return. 3. Salary Slip in case of Employment & Balance Sheet in case of businessmen. 4. 2-4 Colored Photographs 5. Tax Benefits on Home Loan You can get tax benefit on home loan only after the property is ready to move. You can take benefits after you get possession as possession letter is required to take home loan benefits.
What all documents required in transfer kit in Jaypee for Plots/ Flats? Seller: 1. Affidavit: Format should be printed on Rs. 10/- stamp paper along with the needed details and same has to be notarized. 2. Stamp paper need to be purchased either from customer’s resident area or project based area. 3. Stamp paper should be bought in the name of 1st applicant. 4. All the pages of Affidavit should be duly signed by all the applicants. 5. Photographs of all the applicants need to be pasted on 1st page of Affidavit and self attested. 6. Copy of PAN Card of all the applicants and same has to be self attested by them. 7. Address proof of all the applicants (Voter ID/Passport Copy/Electricity or Mobile Bill/Driving License). 8. Broker NOC (if any) 9. Bank NOC (if any) 10. All the original documents (Allotment Letter, Receipts and Amendment Letters) 11. Interest should be cleared (if any) 12. Min. 30% payment of total consideration or due amount as on date (whatsoever is higher) has to be cleared by the seller only. 13. Admin. Charges (Transfer Charges) as applicable
Jaypee’s Check List - Seller 1. Original Allotment letter 2. Orginal Payment Slips 3. Seller’s Bank Verification with Bank Verification 4. Duly filled Transfer Kit 5. PAN Card Copy Self Attested 6. Residence Proof 7. Revenue Stamps – 2 no. 8. NOC 9. Affidavit (For each of the seller on Rs. 50/- stamp on name of Seller) Notarized 10. Witness PAN Card & Photocopy 11. QPT in case of Bank Loan, The banker will carry QPT along with him.
Jaypee’s Check List - Buyer 1. Buyers Bank Verification with Photograph 2. PAN Card Copy Self Attested 3. Residence Proof self-attested 4. Affidavit (For each of the Buyer on Rs. 100/-, stamp on name of Buyer) Notarized 5. Witness PAN Card & Photocopy 6. Four Passport Size Photographs to be pasted on Application Form. 7. An Application Form is required to be filled by Buyer with all the BSP and other charges. 8. Note: All the payments will be done through DD on the transfer day.
